According to EdgeProp, the breakeven cost is $1,216 psf.  This is almost the same as Parcel A which is $1,224 psf.

After factor in a 15% profit margin, the estimated selling price will be around $1,400 psf.

This is around $300 psf on top of the latest new launch EC such as Parc Canberra and Provence Residence.

And I believe pricing is quite fair and competitive pricing between EC and Private.

Other than that, $1,400 psf will be the most affordable new launch private condo near to MRT station.
