However, this includes the communal space for commercial and public spaces.

And the surrounding projects in District 21 were sold around $2,000psf.
Usually the developer will price integrated development about 25% beyond the pure residential projects nearby.
Therefore, I would expect the developer to market Jalan Anak Bukit condo near $2,500psf.
Their another integrated development in Holland Village are selling at the average price of $2,710psf.
This Jalan Anak Bukit condo is a big and hard to come project in 2022.
In my opinion, for a decent and rare integrated development in the RCR of Singapore, I would recommend you to buy if the price fall below $2,500psf.
