For now, we don’t have the official price yet.
Based on EdgeProp research, the estimated breakeven cost is $1,646 psf ppr.
Which means if Sim Lian Group want to make 15% profit, they will have to price it between $1,800-$1,900 psf.
The nearest resale condo, The Skywoods, 7-years-old, is now transacted around $1,400-$1,500 psf. However, when I check on Propertyguru listing, there is only a handful of units listed for sale.
On the other hand, the most recent new launch condo – Dairy Farm Residences launched in 2019, may obtain TOP in 2023. The record price is almost $1,900 psf! This really scared me off when I first saw this price tag in 2022!
So now, The Botany at Dairy Farm might be a better project, or at least it is the newest project in Dairy Farm. How much do you think the developer will sell?
At least $1,850 psf and onwards?
By the way, this should be the cheapest new launch condo in 2023. I would expect the price would be around $1,900 psf.
