Kopar at Newton pops up as the only 99 years leasehold project on the list. That’s why it is relatively cheaper. And Kopar has the biggest land size and more facilities as compared to the rest, which is the biggest advantage to compensate for its tenure.

Well, Neu at Novena has the best location amongst. Given its super convenient stone throw away to Novena MRT station, the rental return would be attractive. However, only a handful of units left, 2 to 4 bedrooms unit types still available.
Dunearn 386 seems to have the cheaper price tag, but you have to take into account that its proximity to a less central Tan Kah Kee MRT station. Extreme low density with just 35 units, I would not recommend investing in this boutique apartment but it may be good for your own stay.
Last but not least, Pullman Residences could be the biggest challenger to The Atelier I would say. Both freehold development near Newton MRT interchange at a competitive price. But, you may want to take the district into account because Pullman is zoned under District 11 whereas The Atelier is District 9.
