Based on EdgeProp analysis, the estimated breakeven cost for Lentor Hills Residences is $1,749 psf ppr.
This is Parcel A and the lowest among 3 projects, which is about 3.5% lower than the rival by the joint venture of China Construction, Soilbuild and United Engineers.
If Guocoland want to make 15% profit, they will have to price it slightly beyond $2,000psf.
However, I would expect some units to start below $2,000psf.
