In addition, 10 stops or 20 minutes only to Marina Bay MRT station.

So, what we can do now is to guestimate the selling price based on the developer’s breakeven cost.

This is to avoid buying into a project whereby the developer marks up the price way higher with a buffer to discount later on.

I analyze the various price points based on the factors involved.

Among the new launch competition nearby, JBR at Bartley seems to be the more affordable one.

Few things to take note of are the small land size with limited facilities and lesser number of total units. That may incur higher maintenance fees as fewer owners are sharing the cost.

However, if you want new, exclusive, and convenient for your own stay, not for profit-making in the short term, the JBR condo could be one on your shortlist.
