Today I’m going to share with you, the 9 criteria to choose a good unit for your condo so that you can optimize your profit in the future.
9 Criteria to Choose a Good Unit for Your Condo:
1. Avoid main door facing an elevator
Imagine when you come home, come out from the elevator and this is your home!
And during the weekend, you are greeting by this sound. (Teee Teee Teee…)
2. Not too near to Rubbish Chute
No one likes to stay near to that smell. Imagine if your neighbours drip something on the floor…
3. Avoid Facing Substation, Bin Center, BBQ Pit
Some people are worried about their health by staying too close to the substation.
Most of the substation and bin center buildings are quite boring.
Many people hate the smell from bin center and also BBQ Pit.
4. Avoid Less Privacy Unit
Everyone knows that the distance to your opposite block shouldn’t be too close.
Generally anything shorter than 25m is considered as quite close.
For your info, the distance between the 2 towers at Sky Vue is 26.5m.
Another thing is the number of units per floor, the lesser the better.
5. Avoid Units with Highest Percentage of Unit Mix
In every development, there is a unit type mix from small to big ones.
For example, there are 20% of 1 Bedroom, 60% of 2 bedroom and 20% of 3 bedroom. Then the 60% is quite high.
They will be your competitors when you want to sell and rent.
6. Preferably Corner Unit
Only the corner units come with windows at every bathroom and kitchen.
Especially when there are 2 blocks come near to each other, this extreme corner will be a better choice because it enhances your ventilation and brightness.
7. Avoid Afternoon Sun
More than 90% of Singaporeans hate direct west sun.
In Singapore, do you know that South West direction is still a better facing than North West?
8. Avoid The Top Floor
Avoid top floor unless it is a uniquely built penthouse and you really love it, and buying for your own stay.
Many resale buyers still worried about the water leaking issue and the heat on the top floor.
9. Avoid Buying at the Highest Benchmark Price
Sometimes the highest price doesn’t turn out to be the best investment. But instead is the higher risk.
