Just now, as I mentioned there will be 2 close competition nearby ahead.
One of them is Tembusu Grand by CDL. 99-year-leasehold and the breakeven cost is
$2,059 psf ppr.
Another one is The Continuum, a freehold condo and the breakeven cost is $2,296 psf ppr. Freehold could run in another league. So, the biggest competitor for Dunman Grand should be Tembusu Grand.
Considering the shorter distance to the MRT, I feel Dunman Grand really worth more than Tembusu.
However, due to the competition, I would expect Dunman Grand price to start from $2,3xxpsf.
