First of all, we have to study whether an executive condominium is a proven investment that will contribute wealth to most owners.

A study by property consultancy firm OrangeTee proves that in the longer term, the EC would prove to be a better investment.

OrangeTee’s analyst Celine Chan explains that this is mainly due to the lower initial purchase price and the inflow of cash due to rental income (year 6 to year 10) as restrictions are lifted.

Likewise, this was how the Park Green and Nuovo EC sales came by years ago and many buyers procrastinated.

As a result, the first owners went on to sell for more than double of the original price.

So, I congratulate those buyers that have gotten their units in any executive condo sales.

It is 6-min walk to Nan Chiau Primary School.

Nan Chiau Primary is known over the years for its 100% PSLE passing rate in Singapore.

Having a top school nearby is a bonus for the neighbourhood and residents alike.

New price tag for EC is $1,000psf to $1,100psf.

Yes you see it right!  The price tag for new launch EC has gone up from $750psf to over $1,000psf within 4 years.

However, EC still has its own charm. As only new EC facilitates the process for your purchase without paying ABSD eventhough you own a HDB.

The 3 bedroom layout for new EC is very practical. Best suit for a common family.

Refer to the past history, there is huge room for appreciation of the executive condo price after the five years MOP or after privatization.  From the records, many units of the executive condo sold for over double their original price after attaining privatization.

#6. Nice Layout

Most often we could find the bad layout in some of the show flat, whereby the kitchen or the bedrooms are too small.

But this would not happen in Anchorvale Crescent EC

I have seen the show flat of the EC whereby the nice layout of the unit makes it seem larger than they actually are.

The kitchen is squarish, the dining room is able to put in a dining table with 6 to 8 seater, the common bedroom is approximately 9 square meter, etc.

In conclusion,  as a lot of people never plan anything before going to showflat, they usually end up paying more for a less ideal unit; thereby making less profit as compared to a better valued unit.
